Why Attics Are High Risk

The 4 Most Common Causes of Attic Mold in Ontario Homes

Ontario's climate — cold winters, humid summers, and dramatic freeze-thaw cycles — creates ideal conditions for attic mold. Understanding the cause is essential to preventing recurrence.

Inadequate Attic Ventilation

The most common cause of attic mold in Ontario homes. When soffit and ridge vents are blocked or undersized, warm moist air from the living space becomes trapped, creating ideal mold conditions. Building code requires 1 sq ft of ventilation per 150 sq ft of attic floor area.

Bathroom & Kitchen Exhaust Fans Venting Into Attic

A code violation found in thousands of GTA homes, particularly those built before 2000. Exhaust fans that terminate inside the attic rather than through the roof dump warm, humid air directly onto the sheathing — causing mold within weeks during Ontario winters.

Ice Damming & Roof Leaks

Ontario's freeze-thaw cycles create ice dams at roof edges that force meltwater back under shingles. Even a small roof leak introduces enough moisture to trigger mold growth on OSB sheathing and roof rafters within 24–48 hours.

Air Sealing Failures

Gaps around pot lights, attic hatches, plumbing stacks, and electrical penetrations allow warm interior air to bypass insulation and condense on cold roof sheathing. This is especially common in older Toronto-area homes with pot light fixtures.

Important: Attic mold discovered during a home inspection must be disclosed to buyers under Ontario real estate law. A completed remediation with a written clearance certificate is required before most lenders will approve financing. Wright Restorations provides clearance certificates accepted by all major Ontario real estate lawyers and mortgage lenders.

Our Process

8-Step Attic Mold Remediation Process

Following IICRC S520 Standard. Every attic project includes root cause correction and third-party post-clearance testing.

01

Attic Inspection & Moisture Mapping

Our IICRC-certified technician accesses the attic and conducts a full visual inspection with a thermal imaging camera and pin/pinless moisture meters. We identify all affected sheathing, rafters, and insulation, and locate the moisture source.

02

Air Quality & Surface Testing

We collect air cassette samples inside the attic and a baseline outdoor sample. Surface swabs are taken from visibly affected areas. Samples are analyzed by an accredited Ontario laboratory; result timing depends on laboratory availability and the requested analysis.

03

Written Remediation Scope

Based on test results, we prepare a detailed scope of work specifying the exact areas to be treated, containment requirements, disposal procedures, and the ventilation corrections required to prevent recurrence.

04

Containment & HEPA Filtration

Negative air pressure containment is established at the attic hatch. HEPA air scrubbers run continuously throughout the project to capture airborne spores and prevent cross-contamination to living spaces below.

"Ninety percent of attic mold in GTA homes comes down to two things: bathroom exhaust fans venting into the attic instead of through the roof, and blocked soffit vents. Both are code violations. We fix the mold and the root cause in the same project — otherwise it comes back within two winters."

Why Choose Wright Restorations

What Sets Us Apart for Attic Mold Remediation

Clearance Certificates for Real Estate

Our post-remediation clearance certificates are accepted by all major Ontario real estate lawyers, mortgage lenders, and home inspectors. Essential for home sales and refinancing.

Root Cause Correction Included

We don't just treat the mold — we fix the ventilation deficiency, reroute exhaust fans, and seal air penetrations. Without correcting the cause, attic mold returns within one heating season.

Insulation Replacement

Contaminated insulation is removed and replaced to current Ontario Building Code R-60 standards. We restore the attic to pre-loss condition, not just remediation-complete condition.

Insurance Direct Billing

We work directly with Intact, Aviva, RSA, Economical, and all major Canadian insurers. Storm damage and sudden water intrusion cases are often covered.

IICRC S520 Protocol

Every attic project follows the IICRC S520 Standard for Professional Mold Remediation — the industry gold standard and the protocol required by most Ontario insurers.

Ontario Building Code Ventilation

Our ventilation corrections comply with OBC Section 9.19 requirements. We provide documentation of all corrections made, which can be submitted to your municipality if required.
