Where Asbestos Hides in Ontario Homes

Homes built before 1990 in the GTA commonly contain asbestos in multiple locations. Under Ontario Regulation 278/05[1], testing is required before any renovation work that may disturb these materials.

Attic Insulation (Vermiculite)

HIGH

Vermiculite insulation, common in Ontario homes built before 1990, frequently contains asbestos. Disturbing it during renovations releases dangerous fibres.

Popcorn / Stipple Ceilings

HIGH

Textured ceiling coatings applied before 1980 commonly contain asbestos. Sanding or scraping releases fibres. Professional testing is required before any ceiling work.

Floor Tiles & Adhesive

MEDIUM

Vinyl floor tiles (9x9 inch) and the black mastic adhesive beneath them, common in pre-1980 Ontario homes, frequently contain asbestos.

Pipe & Duct Insulation

HIGH

Asbestos pipe lagging and duct insulation is common in pre-1980 mechanical systems. Friable (crumbling) insulation poses an immediate health risk.

Drywall Joint Compound

MEDIUM

Pre-1980 drywall compound (mud) often contained asbestos. Sanding during renovations is a primary exposure route for Ontario homeowners.

Roofing & Siding

LOW

Asbestos cement roofing shingles and siding are common in pre-1980 Ontario homes. Non-friable and generally low risk unless cut, drilled, or broken.

Ontario Law Requires Testing: Under Ontario Regulation 278/05, asbestos testing is mandatory before any renovation or demolition work in buildings constructed before 1990. Failure to comply can result in Ministry of Labour fines and project shutdowns.

Inspection & Testing

A certified asbestos inspector collects bulk samples from suspected asbestos-containing materials. Samples are analyzed by an accredited Ontario laboratory; result timing depends on laboratory availability and the requested analysis.

Risk Assessment & Plan

Based on lab results, we prepare a written asbestos abatement plan including scope, containment requirements, disposal procedures, and regulatory compliance documentation.

Ministry of Labour Notification

For Type 2 and Type 3 asbestos work, Ontario Regulation 278/05 requires written notification to the Ministry of Labour at least 24 hours before work begins. We handle all filings.

Containment Setup

Full negative air pressure containment with HEPA air filtration is established. Workers wear full PPE including respirators, Tyvek suits, and gloves.
