From a visual walkthrough to full laboratory air quality testing and post-remediation clearance certificates — we provide the right level of assessment for your situation.
Visual Mold Inspection
$200 assessment depositA certified IICRC technician conducts a thorough visual inspection of your property — attic, basement, bathrooms, and any areas of concern. We use thermal imaging cameras and moisture meters to identify hidden moisture sources and suspect mold growth.
Air Quality Testing (Spore Trap)
$250 – $450Air cassette samples are collected from suspect areas and an outdoor baseline. Samples are analyzed by an accredited Ontario laboratory using spore trap methodology. Results identify mold species, spore concentrations, and whether levels exceed Health Canada guidelines. Results typically within 24–72 hours.
Surface Swab / Bulk Sampling
$100 – $200 per samplePhysical samples are collected from visibly suspect surfaces and analyzed by an accredited laboratory. Surface sampling identifies the specific mold species present and confirms whether visible staining is mold or another substance. Often combined with air testing for a complete assessment.
Post-Remediation Clearance Testing
$350 – $600Conducted after remediation is complete to verify that mold spore counts have returned to normal levels. An independent industrial hygienist collects samples while containment is still in place. A written clearance certificate is issued upon passing — required by most Ontario insurers and real estate lawyers.
Mold Assessment vs. Mold Remediation
These are two distinct services. Assessment determines whether mold is present and what needs to be done. Remediation is the actual removal work.
| Factor | Mold Assessment / Inspection | Mold Remediation |
|---|---|---|
| Who performs it | Independent environmental hygienist or IICRC-certified inspector | IICRC-certified remediation contractor |
| Purpose | Determine if mold is present, species, and extent | Remove mold and correct moisture source |
| Output | Written report with lab results and recommendations | Completed remediation with clearance certificate |
| When needed | Before remediation, during real estate transactions, after health symptoms | After confirmed mold presence |
| Typical cost | $250 – $600 | $500 – $30,000+ depending on scope |
Industry best practice: Post-remediation clearance testing should always be conducted by an independent third party — not the company that performed the remediation. Wright Restorations can refer accredited independent industrial hygienists for clearance testing to ensure unbiased results.
