Visual Mold Inspection

$200 assessment deposit

A certified IICRC technician conducts a thorough visual inspection of your property — attic, basement, bathrooms, and any areas of concern. We use thermal imaging cameras and moisture meters to identify hidden moisture sources and suspect mold growth.

Best for: First step for any suspected mold problem

Air Quality Testing (Spore Trap)

$250 – $450

Air cassette samples are collected from suspect areas and an outdoor baseline. Samples are analyzed by an accredited Ontario laboratory using spore trap methodology. Results identify mold species, spore concentrations, and whether levels exceed Health Canada guidelines. Results typically within 24–72 hours.

Best for: Recommended when mold is suspected but not visible

Surface Swab / Bulk Sampling

$100 – $200 per sample

Physical samples are collected from visibly suspect surfaces and analyzed by an accredited laboratory. Surface sampling identifies the specific mold species present and confirms whether visible staining is mold or another substance. Often combined with air testing for a complete assessment.

Best for: Confirms visible staining is mold; identifies species

Post-Remediation Clearance Testing

$350 – $600

Conducted after remediation is complete to verify that mold spore counts have returned to normal levels. An independent industrial hygienist collects samples while containment is still in place. A written clearance certificate is issued upon passing — required by most Ontario insurers and real estate lawyers.

On-Site Assessment

Our IICRC-certified technician arrives at your property with thermal imaging camera, moisture meters, and sampling equipment. We conduct a thorough inspection of all areas of concern plus a full visual walkthrough.

Sample Collection

Air cassette samples are collected from suspect areas and an outdoor baseline location. Surface swabs are taken from any visibly suspect materials. All samples are labeled and chain-of-custody documented.

Laboratory Analysis

Samples are submitted to an accredited Ontario laboratory. Air samples are analyzed using spore trap methodology. Results are typically available within 24–72 hours.

Written Report

You receive a detailed written report including laboratory results, identified mold species and concentrations, comparison to outdoor baseline, Health Canada guideline assessment, and specific remediation recommendations if required.

Remediation Recommendation

If remediation is required, we provide a written scope of work and cost estimate. Your inspection report is yours to keep as you decide how to proceed.
